In fact, you could have bought RATE <$15 which went for $50+ earlier this year.
 
the last time I bought a house I just went through my local bank. Now, I'm considering either going to bankrate.com or eloan.com or amerisave.com to shop around for the rates. Chances are there won't be any problems with any of the smaller lenders. You're more of a risk to the lender since you'll be owing them some money for quite a few years. I see rates are climbing back up again. It's weird to think that just a couple years ago rates were around 4% for a 30yr mortgage.
