So I went to check that property, looks good, I'll post pics later. A bit over an hour from here as I guessed based on Google maps. It's pretty much a go, there's just some things that need signed between the seller and the realtor and then I will need to get lawyer to finalize the sale, transfer money etc. So it's not 100% yet but very close.
There will be a lot of work to do before I can even camp at that place but the important thing is getting the land. With the real estate market right now prices for such land are only going to keep going up so I think I got it at a good time and a very good price.

They did well to get that far, would have been cool to see them win though but I'll take it.

So the seller signed, realtor just needed to get confirmation that the finances will work for me. I checked with my bank to confirm and all is good. Now Waiting for next step. I think it's to get a lawyer to finalize the transfer and to pay, but I'll see what the realtor says.

Cleared area
Everything on the right of the road from the line on the road and quite beyond that cleared area is all mine. Technically part of the left is mine too as the road curves a few times.

Areal shot showing more of the property, that cleared area is basically a mirror of mine, as mine is same size so everything to the other side of road of it is mine, same size plot. (40 acres so around 1300 feet by 1300 feet)

That's not on my property, but there is a lake nearby and I found an access trail to it. I don't know if that access is public though, this is something I will want to find out. I'm hoping it is though.
But yeah quite excited, crazy to think I'm about to own 40 acres of land. Original owner bought it for 6k in 2004. Crazy how the prices of real estate have gone up. Even if I were to somehow change my mind, I just need to wait like 10-20 years and I can make a big profit off this. I hate to be one of THOSE people that only treat land as an investment tool though, so my goal is to actually use it.
