So the seller signed, realtor just needed to get confirmation that the finances will work for me. I checked with my bank to confirm and all is good. Now Waiting for next step. I think it's to get a lawyer to finalize the transfer and to pay, but I'll see what the realtor says.

Everything on the right of the road from the line on the road and quite beyond that cleared area is all mine. Technically part of the left is mine too as the road curves a few times.

That's not on my property, but there is a lake nearby and I found an access trail to it. I don't know if that access is public though, this is something I will want to find out. I'm hoping it is though.
But yeah quite excited, crazy to think I'm about to own 40 acres of land. Original owner bought it for 6k in 2004. Crazy how the prices of real estate have gone up. Even if I were to somehow change my mind, I just need to wait like 10-20 years and I can make a big profit off this. I hate to be one of THOSE people that only treat land as an investment tool though, so my goal is to actually use it.
