we're looking an a very small area. specifically a school district so the kids wont transfer to different schools. So the houses are limited picking. Maybe 5 for sale right now. Each get multiple offers within hours of going up for sale on the first day. It's kinda amazing.

The house we put an offer on over the weekend. I offered MORE than the sellers asking price and offered to pay ALL closing costs. Still lost that one.

So you can see how it is.

Yeah, unlikely. Find the reason why the market is such a hot bed, either there is a good reason the prices are sky high (recent development, plans for new development nearby, etc) or there is a seemingly good reason and the market is artificially high right now.

If you are making offers within a few days OVER the asking price and regularly finding it not enough then something is wrong with the market. and if the market can sustain that sort of thing, i'd be looking at why and how.


could be good reasons for everything, but just seems like that area is going to be artificially higher priced than what it should be due to unimportant factors. Waste of money unless one of the external factors matters big time for you.

It's just the time of year. The school district we are in is very desirable and folks come from all over (including out of state) to be in it. Houses generally go up for sale in the summer months, so I still got time. I'm not in a rush so that's the best part. The few sellers I spoke with, they like the idea of putting their home up for sale and getting more than their asking price, but they too, can't find a new home within the area because all homes are selling like hotcakes.

Just got back from the neurologist. Diagnosed with status migrainosus. Being prescribed a course of Dexamethasone for 6 days.
