Here are a couple of shots of the place... quality is poor, it was later in the evening, light was bad, and I used the digital camcorder for pics since the camera is dead.

barn in foreground house in background
front of house (the livingroom is the forward section)
back of house from about halfway across our pasture
part of stream that runs through our land
small waterfall on stream
just a shot of part of our woods

It's great out here. I love sitting by the waterfalls in the stream and relax while I have my coffee in the morning. 17 acres all together. Pics don't show the other building up the road a bit. The woods behind our field eventually join up with 2 adjacent state forests - Hanging Bog, and Crabb Hollow. Lots and lots of space for mountain biking, cross country skiing, and kayaking right from my back yard :)

Just a rough calculation of the area we are going to keep mowed is about 150,000 square feet. Well... about 2/3 of that we'll let the animals keep "mowed." The other third I'll have to do on the riding mower.

Out of curiosity, what'd you pay for it all? I"m going to be looking for something similar around Syracuse.

beautiful, good to have trees :)

Most of them... There's a row of sumac trees running for about 30 yards between the yard and field. I've been slowly ripping them out. Plenty of apple trees though... and plenty of deer and rabbits in the fall eating the apples that fall to the ground.

Yep. 44K for 3 bedroom house (4 bedroom, but we think one is more appropriate to call an office), reconditioned barn, 2 car attached garage, another detached building which is like a large garage (perfect for the chickens, turkeys, and other fowl that we raise), 17+ acres, about 2/3 wooded, with a beautiful stream. Mortgage payment, excluding escroll for taxes and insurance, is less than 300 a month.

I have thought about setting up a small hydroelectric generator. Plus, building some of my own windmills. I won't have time to for a little while though. But, I don't think I'll be able to generate enough to take me off the grid - my family uses too much. No city water/sewer though, if that's worth anything :) I'm "off the grid" for that one.
Definitely, though, buying a power generator for a back-up source of electricity. No electric = no water, no heat. I need to be prepared more for emergencies than when I lived in the city.

Is the house a complete dump or something?

Dr...

Is this in NY? Also, it looks like a good setting for a horror film!

44k seems like a steal. You aren't going to find that in Jersey.

No, actually it's quite nice. We're redecorating throughout, of course - new paint, wallpaper, carpetting. Otherwise, it's quite sound. Outside is in excellent shape.
Pics are bad due to the camera, plus the camera is horrible when lighting is poor.
