Assassins Creed II Lag problems

AMD 935 Qud core 3.4ghz
4gb ddr3 1600mhz
Radeon 5770 1gb
Windows 7 64 Bit

I aquired assassins creed II today, and with this new system, it plays at around 20-30fps most of the time with lots of visual lag. Any idea why this is?

Surely my specs are all more than enough to run this at a smooth rate?
