apartment in the city question

I have to move out of my current place by July 1.

I work in downtown St. Louis, not the nicest area. There are alot of loft apartments that are within 3-4 city blocks of my workplace, and I'm planning on moving down here. I spend about $300+ each month in gas, most of which is driving to work. So I decided I'd rather spend $300 more in rent and live right next to work in a nicer apartment than I would have in my home town, for $400 per month + $300 gas. Plus I can have a 5 minute walk to work instead of a 35-40 minute drive in rushhour.

I'm trying to decide how I want to spend my money.

I found an apartment that was just rehabbed in a really nice building, with nice clientele and 2 blocks from where I work and the parking garage I park my car at. It has brand new appliances, nice hardwood floors, tall cielings, and washer and dryer in the unit (just for me). Everything is inclusive except for electric. Rent is $850+Electric and parking.

Downside is that there is no window or view. It has a balcony, but its an atrium balcony that just faces the open center. But when you walk outside, its all nice clubs, restaruants, bars, very nice. I could just walk outside and find a party.

I also found another apartment a few blocks in the other direction. I can get an apartment almost 40% bigger, but its not as nice. The apartment complex owners are in bankruptcy and the clientele isn't as nice. There's a homeless shelter a block away and the park next door is known for having homeless people sleep in it. It got some pretty bad reviews in regards to how management treats its clientele too. Even a review that said the elevators were out of service for almost a month just a few months ago. But I can get a 1 bedroom with parking in a secure garage for $650. I'm looking at $950 for the other place. I talked to the leasing agent and she said they'd put new carpet in and paint it. If that was the case, I would be comfortable in the room, and it would have more space. It also has a balcony that has a great view of the city. The bathroom isn't nearly as nice as the other place (older tile, old fashion). And it doesn't have a washer and dryer either (no hookups), so I'd have to use the community washer and dryer.

both places have adequate fitness areas.

What are your opinions? I could use cash I'd save going with the cheaper place, but it wouldn't kill me to go with the more expensive place either.
The savings is almost $3,000 per year. Both locations are about the same walking distance.

Third location is about $100 cheaper per month than the better loft, just about as nice, has a better view, but doesn't have in unit washer and dryer, and the bedroom is about 25% smaller than the nicer loft.

Well, thats kinda how I'm looking at it. both places are close to all the clubs, bars, and lounges, and $300 in savings buys alot of drinks and such... tickets to the ball games at busch, etc.. I could have alot more fun living down town in the cheaper apartment. But its risky because the complex itself isn't the nicest. (but my room would have fresh carpet and paint).

That is...all things being equal.

In this case, stay away from #1.

$600 is for high credit lower income residents. If you make less than $27,000 per year and have 700+ credit you qualify. My credit is near that, but I make about $35-$40k. So I have to pay 15-20% more. The cheapest one bedroom is TINY! Like stand up shower, no bath, no washer dryer, 11x11 bedroom, and 15x18 living/kitchen area. Basically a 600sqf unit.

I'd go nuts in that small of space. The cheap apartment offers like 850sqf. but its not as updated and yea, kinda looks like the projects. Funny, they are less than 1/4 mile from each other.

Gotcha.

Apartment #2 gets my vote, spend the money to live in a nicer building with a more stable management company. The amenities listed also blow option #1 off the table.

#2. Easily. There are several clubs/bars (nice elegant dress code enforcing places) on the same block. I could walk out my apartment building, cross the street, and be at one of the nicest clubs within a 200 mile radius.

You're right, its probably 15-20. But I'm going to try and score a live in girlfriend and entice her with free rent. I just want a house cat really. So she'd need to be able to do her laundry too.

Are you totally bent on living downtown?

Why not spend a LOT less, live in Shrewsberry, the West End or U City and use the metrolink? Anywhere along the i-44 corridor, getting downtown is still fast, even driving. Back in the day, living near the Hill and working downtown my commute was ~12-15 minutes - only 5 of it on the highway.

That said, you should have a pretty good selection of very nice apartments in the $900-1000 range down there. I don't know that I'd live even on the border of the North Side.

Then again, it's been a long time since I rented... maybe I'm just out of touch :p

And yeah, how the hell do you get 20-30 loads of laundry a month?

This is the truth. If I can find this in my next apartment, I will never move again until I can buy a house. Right now, the minimum is washer/dryer.

Do you live with your parents now? There are going to be a lot more costs when you move out, and they add up quickly.

Laundry for two people is about 6-7 loads a month. 15-20 is ridiculous, unless you compulsively shit on yourself daily.

Think about it, 15 loads/month is washing clothes every other day. SRSLY WTF
