Killer snowstorms??? We're 60 miles from Buffalo; we don't get lake effect snow. When Buffalo got dumped on 2 weeks ago, it was beautiful here (albeit a bit cold.)

No, you'd have to walk about 400 yards or so, through my backyard, or up the road and down the side road that abuts my land. I'll post pics later; I have to go pick up a goat (about 2 hours away from here).

Re: internet... unless you are willing to pay through the nose for hughesnet, dial-up is the only option. I've gotten used to it. wtf is this youtube I keep hearing about though? :p

Re: middle of nowhere - if you have an occupation that is employable in this area, you can afford quite a nice standard of living. Of course, you don't have the conveniences of the big city - Rochester is a good 1 1/2 hours away. But, after a few months, you get the hang of it. i.e. I need toner for my laser printer; I ordered it online, combined a few other things I needed, and got free shipping. But, for the "inconvenience" of having it delivered to my door, I have to wait 2 days.

However, you don't have the inconveniences that are associated with the cities either. I ran to a few stores this morning to pick up some food, and a half ton of animal feed. 1 stop sign, and *gasp* I had to slow down and wait for a car to pass before I could turn onto my road on the way home. That's about the 3rd time this year that I had to wait for another vehicle.

As far as the character of this area - there are a lot of people who have camps up the road from me... every Friday, we see people coming in from Rochester and Buffalo to go to their camps so they can relax, then every Sunday, they pack up and drive back to the city... Essentially living in this area is like living at a nice camp, except with the luxuries of electric, running water, etc.

Where I live is still beautiful, in the main, and there are still tons of farms, and a vigorous effort to buy up land preservation easements and all, but the developers . . . money talks. :|

Stop signs and traffic lights sprouting up everywhere. Since last year we can't burn our leaves anymore.

(Looooong sigh, muted groan, slumped air of resignation.) :(

That means, when you're making the purchase offer, you don't get to say "if you'll fix that cracked pane of glass" - the bank won't fix a thing, except to install smoke detectors (if they're not in there) as obligated by the law. Otherwise, other than new homes, homes generally don't come with warranties.

Hey, someone could spend their pocket change and have a summer home next to 8000 acres of state forest land. Great recreational opportunities. The neighbors will let you pay them (me) $50 each to take my llamas for a walk (we call it backpacking for lazy granola sport people from the city)

If someone here bought it, my kids will mow your lawn twice a week for $20 each time :)

There's no way someone's mowing 3 full acres for $25, unless they're an idiot... that is, unless you have a tractor and a big gang mower on the back, it's going to take a few hours to mow a lawn that big.

Roof looks nice, looks like newer windows/doors too, and they painted the trim around the windows. Hell for $40k that's quite a steal, turn around and sell it for $150k+ easy.

lmao! Go for it. You'll never sell a house like that for 150k around here. This is western NY. A couple weeks ago, there was a news article - a historic home near Buffalo sold for just over $1 mil. That was the first time a house sold for that much in 8 or 9 years in western NY.

I could probably buy that house and put 5k into it and turn it into a beautiful home, and resell it... But, I'd get hammered in taxes and fees, not making enough ROI. In mint shape, I doubt it'd sell for more than 65 or 70k.

ugh i had directway for 2-3 (can't really remember heh) years. IT SUCKED. with the FAP i was always locked down. though we did have a wireless company out here for some reason i couldnt get it. but the house 3 houses down could.

about 6 months ago a new wireless company came in. they put the towers up pretty much in my back yard (i am about 300 yards away heh) so now i get a good strong signal! i was so happy to call up directway and say fvck you! cancel me!

yeah i live about 30 minutes from the nearest store. So that means you have to plan better. we have a 20 gallon tank in the garage full of gas. We have 2 freezers, one full of meat and a smaller one full of veggies etc.

in teh winter we talk to a few in town when we head into town. that way if they need anything we can pick it up. they also do the same for us.

while not for everyone it is nice. I would love to move even farther out (trying to talk my wife into moveing out of state).

well they do have a 70 inch walk behind (though it does have a sled they can ride) and it takes them about 30 minutes to do it. they own a lawncare business so have a few huge mowers.

they did my lawn for a year and a half when my 48inch weed eater died =(. finally got myself a little (small 38inch toro wheel horse) rideing mower.

they do 3-4 other lawns in town for the same price. the summer of 05 they charged me $20. they had t o raise it because gas got more expensive. Of course the town is very small. it has like 55 houses in the town (population 300, but that counts farms that are "in town" also).

I see plenty of places in that county going for 100k+, everything that's under 50k are either trailer homes or absolute dumps. Then again WNY is kinda a crappy place to live :(...I had to drive to Buffalo once, totally boring drive. Even up by Watertown it's just horrible, everything is all run down and spread out, takes forever to get anywhere decent.
