I used to manage about 12 rental properties along with a couple of other people in the office (the landlord owned probably 30 properties - I handled the buildings with 10-20 apartments in them).

Landlords suck. No way around it.

heat23: Why don't you ask some questions? I've done a bunch of research into landlord/tenant law since I've had several fights with landlords over the years (currently one lawsuit pending, one in the works against my former complex). Not sure if you have legal questions or managerial questions though.

My family owns 2 rental properties. One house, and a plot of land that a Kinder-Kare sits on. The Kinder-Kare is no problem. The house is a nightmare. I'm not even sure why we still keep it around. Most recent tenant was 9 months late on rent. My uncle was too nice and let em keep sliding, but my mom wanted to call the sheriff and evict the fools. They finally moved out and left the place and absolute mess. Sure, we could sue em, but where would they get the money to pay us?

My complex used to be an independently run place until about 8 months ago. Then some giant management company took it over. "Remodeling" meant painting the white trim out the outside of the buildings and getting paint specs on my car and refusing to pay to get the car detailed to get them off. "Customer service" means almost getting into fist fights with my neighbor that complained about something (not me and the neighbor, guy at the leasing office and my neighbor). "Maintance" means saying the chimney guy will be out to fix a leak that soaks our carpet when it rains, and finally sending him out 6 months later, after replacing the carpet pad 10 times. Go figure.

I dunno, from what I've seen, I wouldn't wanna manage a place. Too much trouble to do it right and keep tenants happy.

well i own a two-flat and rent out the first floor and basement. i would be willing to answer any of your questions....:)
