Anyone here lease a building for business??

My family has been operating a restaurant for 6 months or so now. We are leasing this building.

All of a sudden, we got this mail that says we own money for our share of insurance and real estate taxes. This is total BS because we have been running 6 months without this. The letter explains they "just calculated" the amount for 2004 year and have computed a monthly payment for 2005.

Ok, first of all, my uncles all own and operate restaurants. They never have to chip in for the real estate tax.. isn't that the leasor's responsibility?

Also, we were forced to get renter's insurance before we could open the business, yet we are chipping in for the "common area" insurance??? Bull fvcking $hit dude.

I just called and am having them fax over the lease again, but this is total BS.

yeah read the lease, but if your rest is inside a mall, they do have a lot of BS fees. this mall wanted my dad to open a rest at their food court, and in the lease, they want everyone to pay for the trash pickup for the whole mall, not just your own trash, entertainment fee, like if they hired a group to come to the mall, you have to pay for part of it too...after reading that, he said no thanks.

Depends on the lease. I WISH I could get my tenants to pay the taxes (they sort of do through high rent)
