Anyone here a property appraiser? Have some questions...

Hi all,

Is anyone here a property appraiser? I had a few questions I was hoping for help with...

Basically, we got our HELOC reduced due to 'declining housing prices' & are thinking about taking the option of having the house appraised to appeal their new valuation. They basically lowered our appraisal by 40% - which I think is really excessive. Maybe 10%, 15% possibly, but we're not in a bubble area...

Anyway, a friend is arranging a discounted price with a friend of theirs who is an appraiser, but I had a few questions & didn't want to put her 'on the spot' by asking thing that I maybe shouldn't be asking...

1) Is there a way she could give us a 'ballpark' idea of value so that we can decide if we want to order the full appraisal or not?

2) How much do imperfections, repair issues come into play? Should I make sure that the little things that have been piling up are done before we get here in here?
Things like:
water spot on the 1st floor ceiling under the upstairs bathroom from a leak a few years ago, nicks/scratches in painted walls, some outdoor trim that needs to be repainted.

3) How much do in-process projects come into play? Will they cause the final value to go down? Will they cause the appraisal to be flagged in some bad way?
Things like:

Finished most of the basement over the winter - moved on to summer projects now, but the basement still needs wood trim, some closet doors, railing on a 1/2 flight of steps & a drop ceiling in the media room area.

In the process of installing rain gutters - around 50% done at this point.

Need soffit/fascia for front porch - the beam & framing under the porch roof is currently exposed.

When we had our original appraisal I seem to remember something about having to account for the value of the materials if they were not on site, but then I also remember some sort of deadline regarding a vanity that we had in the upstairs bathroom which wasn't installed yet.

Anyway - I'd appreciate any info!

Not a appraiser but most value is based on what other homes are selling for in yoru direct area that are similar. A lot of appraisers spend less time looking at your house then they do others to make sure they are similar. When they see that they then look to see what they have been selling for and also have they been moving up/down.


What is the address? Look at zillow to see what homes have been selling for near yours.

AFAIK Sampson is a professional appraiser, and I'm assuming "HomeAppraiser" is too.

I'm a property assessor living in a different country, so I am probably of very little assistance to you ;)

All those things should be done and fixed for the most value. In this market it's nasty out there. Tons of competition now. People are getting so desperate that immaculate houses are competing in the price range of what fixers used to go for. If they had to sell it would be a super tough sale with some issues like that. So it's going to bring it down a bit farther than the already bad market. But yet they are also mostly looking at other housing prices in the area. I'm not an appraiser though. By coincidence I have one coming in an hour and a half. I Always make sure my places look immaculate for them. They always take pictures and will compare them to pictures of other places sold or for sale.

Are you selling or staying?
If you are selling, you want the highest appraisal.
If you are staying, taxes are based on the appraised value.

Main thing I have found is to be sure it has great curb appeal. Every appraiser I have ever dealt with (quite a few now) has taken pics of outside only. They walk the inside to verify the house is in good sound condition and that any upgrades you mentioned to them do exist etc. (ie you told it had marble tile, hardwood floors, etc etc and when he arrives it's vinyl flooring and carpet).

A lot of appraisers will "work" with you but it will still be based on comparisons to other homes.

My issue at the moment is that my home is kinda "out of the neighborhood". Meaning my house is the largest in the neighboorhood, with the largest piece of land (end corner of a cul-de-sac) and we have many things most do not (laminate floors, ceramic tile in the bathrooms, large deck on the back (most have very small ones), fenced yard, and we also just put on a new roof/gutters/vinyl siding). Only thing we didn't do yet was new windows -- why because I ran out of $$$ LOL.

Anyway I would say spiff the place up as best you can. Will they ding you for a little thing here and there -- maybe, maybe not. I know that when my appraiser comes out next Friday we will not have the main bathroom renovation done since it is being done while we are on vacation. Appraiser said that it isn't a problem but before he can issue the final appraisal he will need proof that it is complete (ie a 2 minute revisit just to check that it is done).

Curb appeal is something a realtor cares about and doesn't really change the property value.

An appraiser is concerned with usage, type of construction, flooring, roofing, rooms, age of improvements.

Also you can only improve a property so much in a neighborhood until the value will no longer increase no matter how much it cost you.

New baths, kitchens, roofing impact the value a lot...as does a pool, deep water docking/waterway access.
