this is an actual bank.. that are loaning people money @ 4.4%.. stipulation is you have to make under 56k, house has to be less than 240k, and you have to be a first time home buyer. This is the BANK lending the money... not through a broker or fha.. or any 'loan reseller' type deal.


Does this sound legit?
 
Hello ARMATRON, It was nice talking to you. Here is the cost estimate as promised. I double checked it after we spoke, and the numbers look a little better than discussed. You would need 2400.00 down in this scenario (which is not accounted for on the bottom of the page where closign costs are). 4231.00 should get the loan closed. it is fixed... the BEST rate I could get was like 6% or so. I have all great credit, no credit card debt, and a $6k bike (financed) with a $49 min payment. Basically an ideal buyer credit-wise.- trying to build credit

problem is that I'm 21.. so while my credit is good, there's not a lot of it, nor for a long period of time.

?? I think 6% would net you about ~$900 interest on that loan. 10% would net you about ~$1600, but since I can't get a home equity loan, I'd probly still bite. 🙂

I haven't heard of them, but making less than $56k is going to be more like a $150k home comfortably...the ratios would be insane for $240k.

Still until you close there is no telling hidden fees to make up the 'interest'.

If it's legitimate it's a great deal.
