Who did you use?

What was your experience like?

Was the offer reasonable or did you take it up the rear?

How easy was the close?

I didn't think anyone bought time shares. Didn't the whole industry die years ago when everyone realalized there was no resale value in them?

That's what happens when your room's not ready and you listen to your drunk wife in Vegas.

I bought a sorta kinda time share, in that I can do to one of about 30 beachfronts anytime I want except for Christmas day. I paid a good price but since we travel every year, it is a bargain. Mine is 96 year contract, so I could sell my week every 5-6 years and break even. (And I get unlimited bonus weeks so I can still use it anytime I want, with some restrictions)

CPA, have you thought about just selling your time on a year to year basis? Like on ebay or something? If you beat the standard price on your place, then you will likely get some takers. Maybe a 10-20% discount?

How long is your timeshare for?

The industry is actually growing about 18% annually. It's an interesting situation. At the top timeshare developers about 30-50% of owners upgrade because they like them so much, overall 80% of people are satisfied.

Companies like Wyndham, Marriot and Starwood have raised the brand levels quite a bit.

I'm on RCI points system, though I get one week every other year for ever. Just not using it enough though to justify the maintenance fees ($295 a year) and other fees. We did use it last year in Florida, however. $99 for 5 days in Orlando.

Yeah I have RCI too but that was tossed in for free for the first 2 years. I wouldn't use them by themselves. By the time you add fees, etc.. the deal is meh.

I would still try to use EBAY. If you have your choice of desintations, look for events like Golf tournaments, etc.. that sell out your area, then just offer your place at a discount. For instance, there is a PGA Golf Tournament near Playa Del Carmen in Feb and I might try to sell my space for that.

We've got one on Maui that we've had for 15 years or so. We vacation several times annually and feel we've gotten our moneys worth. I do some math on it once a year and although I've come to resent the maintenance fees, it still makes sense to keep it. We own ours in perpetuity and can deed it to our heirs.

It's spoiled us though. We no longer want to stay anywhere unless it's a 2BR, 2BA condo.

As others have confirmed they are worth little on the secondary market.

Take a look at http://tug2.net/ for advice on selling. They have classified ads that you can browse to get a handle on what people are asking for theirs. You can join if you want, to sell perhaps, it's really cheap to do so.

We've been with RCI all this time. Our membership runs out next spring. I won't be renewing as I don't like doing business with them. There are a number of other trading organizations out there with much better fee structures.

If anything, the whole timeshare ownership has opened out eyes to other places to stay besides hotels. Sometimes far cheaper than a stinkin' hotel room.

Sometimes the resorts themselves have a rental program. You might want to call and ask. Ditch RCI, rent it out to cover the maintenance fees.

I didn't realize I could opt out (or not renew) my membership with RCI. So, I could keep the timeshare, but lose the points?

Oh yes. The points only have value for trading, and then, only with RCI.

There are other organizations that let you pick what you want to trade for before giving them your week. You then pay a flat fee for the trade.

If you wanted to go to your own resort every use, RCI would not need to be involved in the slightest.

Here's an organization to check out for trading.

http://www.tradingplaces.com/ Edit: I just looked at their site and it looks as though they've changed their business model. Looks as though they want a deposit first.

I hope I haven't led you astray. You may want to contact the resort where you own. They may have an agreement for X number of years with RCI. You should make sure.
