I have a property I'm looking to sell once we finish renovating it. The realtor I bought it from said the house could fetch $65k. I've seen houses within a 0.5 radius with one less bedroom that sold for $99,000. When selling a house, does the realtor run comps and then set a price? I'm sure comps will probably fall in te $65k-$70k range, but those houses that sold for that much arent total rehabs like the one I'm doing. I'm putting in a new kitchen and bathroom and the basement will be completely finished.

You tell the realtor what you want and they advise you on it. If you ask them to set a price, they'll do a comparison on what those in area are going for to get a base price and then make adjustments for improvements, changes, etc that the others don't have.
