Well, shoprt story. FOund a house that is fairly cheap. Looking at details, it has electric heat which is bad, especially since it's a 2600 sqft house. Expalins the low asking price. 2 floors. It's a pretty straight forward colonial style home. 1st and 2nd floors are equal in size.

I've done home renovation before and I'm not intimidated by the idea of putting in the ductwork, cutting holes in floors/ceiling to run ductwork to the attic, etc.

Just looking for ball park nubmers here.

How much would it cost to buy all of the hardwzare required to do heating and air conditioning?

Assuming, I do the pad for the AC unit and 80% of the ductwork and the wiring to the new thermostats, how much would it cost for someone else to do the rest? That includes electrical hookups for new equipment, new plumbing for hot water, etc.

I'd be doing an oil heating system.

EDIT: This is the home in question.. I figure I could low ball them and get it for under $400K. Once upgraded to full air, it's easily a $500K+ home. Probably in the $600K-$700K range. Have to talk to my agent about this though. Antoher factor ;)

Depending on the brand and efficiency of the equipment, you'd be looking at $5,000 to $15,000 for heating and cooling. Does the house have gas run up to it ? If not, you're looking anywhere from $2,000 on up for that.

So, that's $15K for better heating and cooling materials (no labor). The $15K is for materials only, correct?

No, there are no gas hook ups available. I was summing I'd be putting in an oil system though.

I was assuming about $20K if I actually paid someone to install everything. Depending on the furnace chosen, etc...that's possible.

In my area for a job that size, around $12,000 parts and labor.
Material for the job, about $7,000.
The house you showed would cost 1/3rd of the asking price in our area, quite possibly considerably less depending on the interior.
I'm guessing that cost of construction is proportionally greater in your area, but I'd gather up the kids and wife to do the job you mentioned for 20K :)
Something you may want to consider is to install seperate systems. A boiler with a domestic coil for your hot water and heat with a condenser/fan coil for your AC would be a little more in material but a whole lot more economical utility-wise and one hell of a lot more comfortable (not to mention a more valuable upgrade).

Avoid heating oil if possible. It is nasty and smelly when the system fails to fire.
