Question 3070 Build - Am I cheaping out on some parts?

Hello, after ten years I'm putting together a new build and I would greatly appreciate some input from those much more knowledgeable on these matters than I am.

Following the requested format:
1.) The PC will primarily be used for GPU rendering in Maya and Blender, along with some gaming in VR.
2.) My budget is about $1600 Canadian. The build is presently ~$1600 but I am willing to go ~$150 over if there's strong value-per-dollar. I picked relatively cheap parts to go with a 12600KF and RTX3070. If it's advisable to upgrade the MoBo, PSU, cooling, etc, I'm certainly willing to do so.
3.) I will be purchasing in Canada.

5.) Preference for Nvidia GPU for rendering. Prefer Intel due to Ryzen 7K series requiring DDR5 RAM which is listed as 2-3x the cost of DDR4, that common CPU coolers might require extra adapter hardware, and that AM5 motherboards might not come with proper BIOS version, which sounds like a headache I'd prefer to avoid.
6.) Repurposing a couple of old 7200 RPM HDDs for extra storage.
7.) Not intending on overclocking unless advised that it would be a foolish waste not to considering components. Found a 12600KF for about $20 cheaper than non-K.
However, if it requires hundreds more in MoBo and cooling costs, then it seems better to avoid or simply jump up to a 13th gen for the same expenses?
8.) Monitor will be 1080p for working and rendering, any gaming will be done on a Samsung Odyssey Gen1, so I'm skipping the 1440p monitor.
9.) Hoping to build ASAP.
10.) No other software required.


List is missing an RTX3070 which I have already acquired for ~$700 but could still return if advised.


Questions:
1.) Is the motherboard solid enough? I don't require wifi, RGB, or any other extra features.
2.) Is it foolish not to overclock? I read that the 12600KF runs quite well at stock, and the necessary hardware can tally up in costs.
3.) Is the CPU cooler strong enough? I read that new generations of both Intel and AMD chips are running quite hotter than previous versions.
4.) For Maya/Blender/UE5 usage, is it worth upgrading to an NVME 4.0 vs 3.0?
5.) Will the PSU be enough for constant GPU rendering or VR gaming?

Swapped a couple of things since the extra couple of bucks is worth it for the K w/ iGPU in case the 3070 takes a dive and you still want to be able to use it while hunting down a replacement. It's cheap insurance.

I swapped the MOBO based on my experience with the Steel Legend being good for over a year now.

I swapped the cooler even though it's apparently 2X the cost on CA sites vs US ($45). I'm sure you can hunt one down for cheaper. I use it with dual Arctic P12 PWM PST fans and a graphite pad and it idles in the mid 20's and maxes at 65 under 100% load on a 12700K.

NVME gen versions only matter beyond boot when an app actually uses them for IO otherwise it's mostly done in the RAM or GPU. I have Gen3 / 4 drives and the only difference is when doing copies.

PSU @ 850W is normally what I go for and it leaves room for growth / changes over time. It's more than sufficient as i added a 3070 to the build for the overall power req's and even with fans being added you'll only be at about 500W.

DDR5 isn't worth the upcharge IMO even as prices have come down since the launch in 20221.

One consideration would be bumping to the 12700K for a couple of extra P cores if the SW you're using makes use of the CPU more than GPU when running things. https://ca.pcpartpicker.com/products/compare/BB4Ycf,ZbddnQ/
