The house prices will continue to stay high if the rental market and interest rates remain where they are at. Investors has all the incentive to gobble up the properties, rent > mortgage and interest rates are super low. Even in Silicon Valley, return on investment is in the 15% range...

I just refi'd 6months ago, I thought the general rule was that if it's >0.5% it's worth it? We're doing the no pt./no cost refi, so it's no really costing us anything refi (slightly higher interest rate) unless I'm missing something.
